lot of homeowners are unsure about how much their bathroom remodel is going to ultimately cost them. A quick google search will yield some numbers around the $10,000 range with some costs speculating that a full bathroom remodel could be as low as $2,500. Unfortunately these numbers are absolutely unrealistic. I should clarify, these numbers are unrealistic if you expect a professional experience and quality finished product. I know there are "contractors" out there that will do a full bathroom remodel under the dreaded "Time and Materials handshake agreement" and if you are lucky, the labor costs will end up less than $5,000 and if you were able to find discount flooring, a repurposed vanity, reusing the existing tub, as well as trusting your T&M contractor with all the unlicensed plumbing, the project could be less than $10,000.
With this said, Reformation Construction has never done a full bathroom renovation that was less than $15,000, and actually are typically more than the $20,000 price point.
How are these numbers justified?
Simply:
Dump runs and trash can rentals: $100
Permits: $80
Plumbing labor: $3,500
Electrician labor (update outlets, ceiling lights, vanity light): $1,750
Plumbing fixtures (sink, faucet, shower valve, shower drain, shower valve trim): $1,500
New vanity: $850
New ceiling vent fan: $200
Tile, grout, thin-set, and tile edging trim: $650
Flooring and floor transitions: $300
Shower Schluter Systems water-proofing and niche: $1,400
Box store stock shower glass door: $450
Paint, baseboards, trim, door: $375
Overhead costs (gas, licenses, business software subscriptions, insurance): $300
Contractor and employee wages (5 weeks of work at around $50 per hour for 1 person): $9,000.
Total = 20,355.
Keep in mind this assumes no framing, no windows, no material mark up.
As you can see the cost of a bathroom can easily add up quickly and I advise homeowners to plan on around 20,000 at the low end for a full bathroom remodel with a tile shower.
